Ah, June. The school year is winding down, vacation plans are made, and the promise of summer’s slower pace is just ahead.

The Real Estate Market in Grey County in June is also experiencing a more relaxed pace this summer, with the numbers of both listings and sales lower this month than last.

Grey County Market Update

Residential listings across Grey County continue to outnumber sales by a good margin, with 2.7 new listings coming to market for every property sold. After climbing steadily over the past few months, June saw a bit of a pause, a 5% decline in new listings compared to May. Year to year, though, listings are up by 10% over May 2021.

Home Sales in October

The number of home sales across Grey County fell this month with 15% fewer homes being sold this month than in May. Compared with 2021, the number of sales in June has dropped by 45%.

Average Home Sale Price in October

The average sale price of a home in Grey County was just below $810,000 in May. In June, the average price slipped 1%, to $800,000.Despite the slight dip, sale prices are 11% higher this year than they were in June of 2021.

Grey Highlands

In the Municipality of Grey Highlands, 30 residential properties were listed in June, up 30% compared with May and with June 2021. The number of homes sold was 36% lower in June, falling from 14 to 9. By comparison, 26 homes were sold in June of 2021 – nearly three times as many as this year. The listing to sales ratio in the Municipality of Grey Highlands tipped strongly in favour of listings this month and is now 75-25. The average home sale price in the Municipality of Grey Highlands declined by 18% in June, from just below 1.1 million dollars to $880,000.

West Grey

West Grey saw nearly twice as many residential properties listed than in the previous month. Listings were up a staggering 192% compared to last year at this time. 18% more home sales were reported in West Grey this month, but there were 48% fewer than in June 2021. West Grey’s listing to sales ratio was 75-25 in June, a little heavier in favour of listings this month than last. After a substantial drop in the average home sale price in West Grey in May, it has rebounded nicely in June, to $860,000, a 28% increase. Nearly half of the sales this month were in the 800,000 to 1 million dollar plus range, compared with 2 in May.

Chatsworth

In The Municipality of Chatsworth, 15% fewer residential listings were added to the market in June than in May. There were 70% more new listings this month than at this time last year. There was a 10% increase in the number of home sales in June compared with May, but an 8% drop compared with the same month last year. The listing to sales ratio in the Municipality of Chatsworth was the most balanced of the five areas we track, 60-40 in favour of listings this month. The home sales this month were spread fairly evenly across multiple price points, with an equal number selling in the $ 300s as in the million-dollar-plus range. This brought the average sale price for a home in the Municipality of Chatsworth to $700,000, down 37% from 1.1 million dollars in May, when 5 homes sold for 1 million dollars or more.

Meaford

In the Municipality of Meaford,28 new residential properties were listed in June, one more than in May. Compared with June 2021, listings are up by 27%. The number of home sales fell by 22%in June compared with May, and by 39% from June 2021. The listing to sales ratio in the Municipality of Meaford leaned a little more heavily in favour of listings this month, 65-35. There was a 4% increase in the average sale price of a home in the Municipality of Meaford in June. It rose by $30,000 to $864,000

Town of the Blue Mountains

The Municipality of the Town of the Blue Mountains saw a 28% decline in the number of new listings on the market in June and a 5% dip from last year’s number. June’s home sales number was up a slight 5% over May, but fell by 39% compared with this time last year. The listings to sales ratio in The Town of the Blue Mountains was 65-35, a small shift in favour of sales for June. In the Town of The Blue Mountains,the average home sale price was 6% lower than last month. It sits at just over one million dollars, the highest of all 5 of the areas we cover. Half of the homes sold in June were at this price point
