With all the excitement and bustle of the holidays, December is generally a slower month for real estate. The market in Grey County was no exception. Not surprisingly, there were substantially fewer new listings and sales this month than in November, in all of the areas we cover.

Grey County Market Update

The number of sales was down as well, by 29% this month, and 11% year over year.

The average home sale price across Grey County increased by nearly $20,000, to $894,000 in December. Compared to the same period last year, sale prices have grown by 31%, more than $210,000.

In Grey County as a whole, the number of listings fell by 48% this month, and by 17% from December 2020’s level.

This month, the average home in Grey County was on the market for 30 days, up one day compared with November, the same length of time as in December 2020.

Grey Highlands
In the Municipality of Grey Highlands, 2 new residential listings were added to the market in December. This is down from 10 in November, and is down by 50% compared with 2020.
The number of home sales in Grey Highlands was the same as in November, 12. This is an improvement of 9% over last December.
There were considerably more sales than listings in December, an 85-15 split.
The average home sale price in Grey Highlands increased by 5% to just over one million dollars, back to October’s level.
West Grey
In West Grey, there was an 85% drop in the number of new listings in December, and a 71% decline from 2020. Residential property sales were down by 21% in West Grey this month, and by 31% compared with last December. The average home sale price was also lower in West Grey this month, falling by 14%, roughly $100,000. West Grey’s December sales far outstripped listings, at a ratio of 85-15.

Chatsworth
The Municipality of Chatsworth has often seen less fluctuation in the market than some of the other areas in Grey County. In December, 60% fewer new listings were added than in the previous month. Looking at December 2020, listings have decreased by 33% year to year. There were 17% fewer residential properties sold in December than there were in November and in December of 2020. In the Municipality of Chatsworth, the average sale price of a home was down 19% from November, to $563,000. The listing to sales ratio was 30/70 in the Municipality of Chatsworth this month.

Meaford
December saw the number of new residential listings plummet by 86% in the Municipality of Meaford, and by 80% from this time last year. Residential sales also fell, by a solid 50% this month over last. Compared with December 2020, 33% fewer homes were sold this year. The number of homes sold in December outpaced new listings 12-1. The average sale price in the Municipality of Meaford was off November’s level by 10%, a decrease of more than $95,000 this month.

Town of the Blue Mountains
There were 11 new residential properties come to market in the Municipality of the Town of the Blue Mountains in December, 58% fewer than in November. New listings were also down by 39% compared with the 2020 market. There was no change in the number of residential sales in December compared with November, but there was a good increase, 31%, over December 2020. There were 3 sales for every new listing this month. In December, the average sale price for a home in The Town of The Blue Mountains fell back to October’s 1.1 million dollar level, 22% lower than November.
