Grey County Market Update
There were 154 homes sold in Grey County in November, an 11% decrease over October, and an 11% decrease over November of 2020.
The average home sale price in October was $875,092, up 2% from October’s $854,946. This is a 21% increase, over this time last year, when the average Sale Price was $723,325.
November brought 170 new listings to the market in Grey County, a decrease of 13% over last month, but still 1% higher than last year’s 168.
Homes in Grey County spent an average of 29 days on the market in November, which was 3 days less than October. This is 12 days less than what it took to sell in November of 2020.
Our Local Communities Market Stats
The Municipality of Grey Highlands saw 10 new residential listings added in November. This is down from 12 in October, but is a huge, 67% increase over 2020. The number of home sales in Grey Highlands was 29% lower than in October, and dropped by 43% compared with November 2020. There were slightly more sales than listings in November, a 45-55 split. The average home sale price in Grey Highlands was $973,000, down slightly from just over 1 million in October.
In West Grey, November’s number of new listings grew by 63% over October, and was nearly 3 times higher than at this time last year. Residential property sales were down slightly in West Grey this month, 7% fewer than in October, and 18% lower than November 2020. The average home sale price was up in West Grey this month by 7%, to $722,000, an increase of $46,000. The number of sales and listings was just about perfectly balanced in West Grey for November, 14 and 13 respectively.
In the Municipality of Chatsworth, there were 29% fewer new listings on the market in November than there were in October. A comparison to November 2020, though, shows a 25% increase in the number of listings year to year. The number of homes sold in November plunged by 50%, from 12 to 6. This is a 40% drop from 2020. The average sale price of a home in the Municipality of Chatsworth was down again in November, to $784,600 from $858,000 October, a difference of 9%. The number of sales and listings were roughly the same in November.
In the Municipality of Meaford, the number of new residential listings dropped by 46% this month, and by 42% over last November. Residential sales improved by a solid 26% this month compared with October. 71% more homes were sold this November than last, a great improvement. The number of homes sold in November outpaced new listings by more than 3-1. 46% of the homes sold in the Municipality of Meaford were in the 1 million dollar plus range. The average sale price was just below that, at $969,000.
Town of the Blue Mountains
In the Municipality of the Town of the Blue Mountains, there were 13% fewer new residential properties come to market in November than in October and than in November 2020. The number of sales was also lower in this month, by 8%. Compared with November 2020, 38% fewer homes were sold this year. The listing to sales ratio was unchanged from the past 3 months, 55-45 in favour of sales. The average sale price for a home in The Town of The Blue Mountains was 1.44 million dollars in November, and increase of 23%. Again this month, more than 60% of the area’s sales were in the one million dollar plus range.
