The Grey County Real Estate Market saw modest growth this month over last. The number of listings increased by 8% over August, and there were 7% more sales. Looking at September 2020 though, the number of listings and sales were both down, by 17% and 23% respectively. The average home sale price across the county as a whole was up very slightly in September, to $857,000. This represents a gain of nearly $190,000 compared to last year at this time. The average number of Days on the Market for homes in Grey County this month was 28, 2 days less than in the past 2 months. Last year at this time, the average property spent 50 days on the market.

Grey County Market Update

There were 177 homes sold in Grey County in September, a 7% increase over August, and a 23% decrease over September of 2020.

The average home sale price in September was $857,479, up 3% from August’s $836,526. This is a 28% increase, over this time last year, when the average Sale Price was $669,704.

August brought 230 new listings to the market in Grey County, an increase of 8% over last month, and 17% lower than last year’s 278.

Homes in Grey County spent an average of 28 days on the market in September, which was 2 days less than August. This is 22 days less than what it took to sell in September of 2020.
Our Local Communities Market Stats
Grey Highlands
In Grey Highlands, 10 new residential listings were added to the market in September, down 44% from 17 in August, and a 23% drop from September 2020. In a complete reversal of what we saw in August, the number of residential sales in Grey Highlands jumped by 69% this month! This was the largest monthly increase of the 5 Grey County areas we track. Compared to 2020, sales were also off by about 18%. While in August there was a 55-45 split in favour of listings, in September, sales outnumbered listings more than 2-1. In Grey Highlands, September’s average home sale price fell to $895,000 from $940,000 in August, a reduction of $45,000. That said, 40% of sales were over $800,000, and nearly half of those were over 1 million dollars.
West Grey
West Grey saw a 15% improvement in the number of new listings this month over August, and a 7% increase over September 2020. here were 18 residential sales in West Grey this month, 25% fewer than the 24 in August, and 24 at this time last year. One third of the sales in West Grey were in the $400 to $500,000 range, and another 20% of homes sold for 1 million dollars or more. The average sale price, at just over $640,000 was nearly $95,000 lower than in August. The balance between listings and sales was 45-55 in September, a more even split than we saw in August, when there were two sales for every listing in West Grey.

Chatsworth
In the Municipality of Chatsworth, September’s listing numbers were down by 23% compared with August, but were up by 67% over 2020. The number of sales were unchanged from last month. Compared to 2020, the number of sales increased by 9%. The average sale price of a home in the Municipality of Chatsworth increased by nearly $210,000 in September, to $968,000! One third of sales were in the $1 million plus range. There were slightly more sales than listings in the Municipality of Chatsworth this month, the 55-45 split showing a continued balanced market in this part of Grey County.

Meaford
The Municipality of Meaford saw a 71% jump in the number of new residential listings in September, 10 more than in each of August and July, and a solid 20% increase over September 2020. September’s sales topped August’s by 26%. Compared with September of 2020, there were 14% more homes sold this year. The sales to listing ratio in September was 50-50, perfectly balanced. Nearly 40% of home sales in the Municipality of Meaford were in the one million dollar plus price range, bringing the average sale price to just below $950,000 in September, up more than $45,000 from last month.

Town of the Blue Mountains
The Municipality of the Town of the Blue Mountains saw a downturn in nearly all stats in September. The number of listings was the same as in August, but fell by 55% when compared with September 2020. The number of sales dropped similarly, 57%, year over year, and by 3% from last month. The listing to sales ratio was unchanged from August, 55-45 in favour of sales. The average sale price for the Town of The Blue Mountains came in at $1.3 million dollars for September, a decrease of $100,000 month over month. 60% of the area’s sales were in the one million dollar plus range, with some more than 2 million.
