In August, the Grey County Real Estate market was fairly stable overall. Across the county, the number of listings was up a modest 5% over July, and sales were down by just 2%.  Compared with August 2020, there were 7% fewer new residential listings and 36% fewer sales year over year. Grey County’s average home sale price improved by 11% in August, up $80,000 from $755,000 in July, a solid 36% compared to last year at this time. The average number of Days on Market for homes in Grey County this month was 30, more or less the same as in July. While that might be a bit unsettling to home sellers, it’s important to remember that at this time a year ago, the average property spent 49 days on the market.

Grey County Market Update

Home Sales in October

There were 165 homes sold in Grey County in August, a 2% decrease over July, and a 36% decrease over August of 2020.

Average Home Sale Price in October

The average home sale price in August was $836,526, up 11% from July’s $754,215. This is a 36% increase, over this time last year, when the average Sale Price was $615,967.

New Listings in October

August brought 213 new listings to the market in Grey County, an increase of 5% over last month, and 7% lower than last year’s 228.

Days on Market in October

Homes in Grey County spent an average of 3 days on the market in August, which was 1 day less than July. This is 19 days less than what it took to sell in August of 2020.

Grey Highlands

In Grey Highlands, there were 17 new residential property listings in August 2021, up from 15 in July, and a very slight improvement over 16 new property listings last August. The number of sales in Grey Highlands in August dropped by 54%, the largest monthly decrease of the 5 Grey County areas we track. Sales were also off compared to August 2020, decreasing by 41%. While July’s sales outnumbered listings roughly 2-1, the pendulum has swung the other way in August, with a 55-45 split in favour of listings. Grey Highlands’ average sale price soared to $940,000 this month, a jump of $200,000! Of the 13 residential properties sold in August, 1/3 sold for more than 1 million dollars.

Grey Highlands

New Listings in October

West Grey

West Grey saw a 28% drop in the number of new listings in August, compared to July. Compared with August 2020, though, listings have more than doubled this year. Residential sales in West Grey were 20% higher than in July, up to 24 from 20, and double last August’s sales number. Nearly half of the sales in West Grey were in the $800,000 to over 1 million dollar range, with the average sale price at $736,000, slightly lower than July’s average. There were nearly twice as many sales as listings in West Grey in August, a swing from a fairly even split in July.

Chatsworth

The Municipality of Chatsworth’s August listing numbers were 85% higher than July’s and were more than 300% higher than a year ago. Sales were also up, by 20% month to month. Compared to 2020, the number of sales increased by a third. The average sale price of a home in the Municipality of Chatsworth was about the same as July, $760,000. Sales were spread out fairly evenly among every price range above $500,000. There were about the same number of listings as sales in the Municipality of Chatsworth this month.

Meaford

14 new residential listings were added to the market in the Municipality of Meaford again this month, the same as in July and in August 2020. One fewer residential property was sold in August than in July. Compared with August of 2020 though, the number of sales dropped by 42%. The sales to listing ratio in August was 60-40, the same as in July. 1/3 of residential sales in the Municipality of Meaford in August fell into the 800,000 to one million dollar price range, with average sale price dropping more than $60,000 to just below $900,000.

Town of the Blue Mountains

In the Municipality of the Town of the Blue Mountains, the number of listings decreased by 22% in August compared with July, while the number of sales stayed about the same. Looking at August 2020, listings are off by 24% this year, and sales are down 52%! The listing to sales ratio skewed slightly in favour of sales in August, to 55-45 from last month’s even split. The average sale price for the Town of The Blue Mountains came in at $1.4 million dollars for August, an increase of $200,000 in one month. Not surprisingly, a huge 68% of the area’s sales were in the one million dollars plus range.
