Grey County Market Update

Home Sales in October

Home sales in Grey County totaled 99 units in January, which is a 20% decrease from December, but a 34% increase compared to January of 2020.

 

Average Home Sale Price in October

Looking at the average home sale price, it is down about 6% when compared to last month, and has increased by 32% since last year.

New Listings in October

There were 114 new listings in Grey County in January, which is an increase of 8% from last month, but a 15% decrease on a year over year basis.

Days on Market in October

We saw an average number of 33 days on market in January which is an increase of 10% since last month and a 54% decrease since last year.

Grey Highlands

In the Municipality of Grey Highlands, there was a 25% increase in the number of properties listed since last month and a 66% decrease when compared to January of 2020. Property sales have seen an 18% increase when compared to last month but have seen no change when compared to the same time last year. The bulk of the sales were in the 7-8 hundred thousand dollar range.

West Grey

In West Grey, the number of new listings is down 14% from last month and has seen an identical 14% decrease from January of 2020.  The number of properties that sold decreased 25% from last month, but saw no change when compared to the same period last year.  The bulk of the sales were in the 3-4 and 6-7 hundred-thousand-dollar range.

Chatsworth

In the Municipality of Chatsworth, there was no change in the number of new listings from last month, but a 50% decrease was noted when compared to January of last year. The number of properties sold decreased 66% since last month and saw a 60% decrease when compared to January of 2020. Chatsworth saw only 2 sales in January, one each in the 2-3 & 5-6 hundred-thousand-dollar ranges.

Meaford

In the Municipality of Meaford, there was a 100% increase in the number of new listings compared to December 2020 but no change when compared to January of 2020. We saw a 61% decrease in the number of sales compared to last month, and again, no change on a year-over-year basis. Meaford offered house prices in the 4-5, and 7-9 hundred thousand dollar range.

Town of the Blue Mountains

When looking at the Municipality of the Town of the Blue Mountains, there has been no change in the number of new listings compared to December 2020 but a 58% decrease from January of 2020. When comparing this month to December 2020, the number of sales also saw no change but did see a 36% increase compared to the same month last year. Average sales price trends are back to normal, with the highest majority of sales sitting in the 1 Million Plus range.
